The hard part is the joint, not the furniture. The new roof has to meet the old roof in a summer rain. The new floor has to meet the old floor. The air conditioning has to serve the new room, not just the brochure. We walk the house and say what has to be opened before anyone talks about a finish.

St. Johns County is the jurisdiction for most of this work, from Ponte Vedra Beach and Nocatee through St. Augustine. When the addition requires a permit, we pull it. Planned communities, including Nocatee and many golf neighborhoods, often add an association review on top of the county. Jim can prepare and submit the HOA paperwork, or you can handle it yourself.

Those are separate steps. We pull the permit when the job requires one. HOA paperwork can be ours or yours.
