We scope cabinetry, counters, backsplash tile, lighting, and the plumbing/electrical that has to move when the layout changes — then build it as licensed residential construction, not a cabinet drop-off.
Nocatee work is often a first real finish pass on a newer house: a layout that matches how the family cooks, counters that are not builder-grade, tile that is actually detailed. Older Ponte Vedra houses more often need the box opened, the wet wall checked, and a kitchen that can take Florida moisture without swelling or peeling.
